Level 3 Damp Survey

Our most comprehensive survey. Level 3 includes everything from Levels 1 and 2 plus an advanced set of diagnostic tests.

This survey uses thermal imaging and air humidity testing to identify hidden moisture issues, along with an HD borescope camera for checking loft spaces, cavities and other hard-to-reach areas. We also carry out a full brickwork pointing inspection, DPC inspection, and a ventilation flow test on extractor fans to assess airflow and mould risk. For external parts of the property, we include 4K drone imagery to inspect the roof, chimney stack and guttering safely and in high detail. All Level 3 surveys are non-invasive and cause no damage to the property.

Plaster Analysis

An additional service we offer is up to 10 samples of interior plaster, which we test for moisture content to give you a definitive assessment.

This is the best way to accurately measure moisture content within walls; results come through quickly and are part of a detailed report that would include images and maybe video.

We offer professional qPCR mould swab testing, which analyses DNA from a surface swab to detect and quantify specific types of mould present within the property (up to 100 square metres).

Damp Meter

This handy piece of equipment can assist the surveyor in several ways; it helps the inspector to quickly locate damp areas, while it can also be used to monitor a repaired area, as well as pinpoint moisture origin. The version with pins is used to measure moisture within materials such as brickwork, timber and plaster; the regular damp meter measures surfaces for moisture, which would be one of the first checks an independent surveyor would make.

Infrared Camera

The infrared camera is a game-changer when it comes to identifying humid areas; blue indicates damp, while orange/red indicates dry areas. The inspector can point the device at an area and get an instant readout, which leads to further investigation. Radiators would have a red glow around, while underfloor heating clearly shows and a blue area of a wall is an indication of penetrating damp. Hygrometer

An electrical device with a digital screen that accurately measures the moisture content in the air. A definitive way to locate problem areas in a house, every damp surveyor would have at least two humidity testers, with one as a backup. It gives a RH (Relative Humidity) reading; RH is the amount of water vapour in the air, which is compared to the maximum amount of air that can be at that temperature, and is shown as a percentage. The surveyor would use this device to get an overall picture of a building in super-quick time. A high RH is usually accompanied with zero air flow and by generating air movement, the space becomes drier.

Ventilation airflow tester

A hand-held device with a rotating fan that accurately measure the flow of air; numerous readings around the house tell the surveyor everything they need to know about ventilation. An essential piece of equipment; every independent damp surveyor has at least one with them as they assess a London property, looking for still, humid areas where damp and mould can form.

Drone use

Small drones fitted with hi-res cameras are used to closely inspect every square inch of a roof, along the guttering, fascia & soffit boards and around chimney flashing. Drones are great for inspecting upper exterior walls and the operator can capture images at will, which can be included in the report the customer receives the following day. Surveyors no longer have to negotiate roofing, although there are times when further inspection is required.

Pinhole camera

A borescope is an essential piece of kit in the quest to find damp, mould and rot. A long, pliable stem with a spotlight can be shone into any dark corner; perfect for loft inspections, under floors and staircases. The surveyor can get a close-up view inside a cavity wall and that reveals everything, if damp is penetrating from the exterior, there would be visible signs in a wall cavity. This device goes everywhere with the damp inspector and they usually have a backup in the car, just in case.

Types of Damp, Mould and Timber Rot

Rising Damp

London sits on the Thames Valley Basin, a clay-based region with moisture retention in many areas and this leads to rising damp. Buildings should have a damp proof course installed between brick courses close to the ground; this impermeable barrier prevents moisture from attacking the exterior walls; in the event the DPC is damaged, rising damp will surely follow. Condensation

When the air is very humid, water droplets can form on hard surfaces; when cold meets hot, moisture gathers on the warm surface as cold is transferred from the exterior surface; much like water drops form on the outside of a glass filled with cold beer. Condensation can be caused by our behaviour; drying damp clothing indoors will facilitate a transfer of moisture from the clothes into the air and coupled with lack of ventilation, mould can quickly form. If you run a hot bath and leave the door open, water vapour permeates through the house; close the bathroom door, open a window and turn on the fan when taking a hot bath. Timber Rot

How much does a damp survey cost?

We offer 3 levels of independent damp surveys, ranging from £199 + VAT to £399 + VAT for a comprehensive inspection with thermal and drone imagery. The different levels cater for all needs; we do a homebuyers survey to ensure there are no hidden damp issues and you receive a detailed report in your inbox the following day. We also provide lab testing for plaster, where we analyse up to 10 plaster samples from selected rooms in the house at a cost of £399 + VAT.

Can a survey be done if the owner is abroad?

Yes, as long as the owner consents, the survey can be carried out. All we require is unrestricted access to the building. Some of our customers are abroad and arrange for the property management company to allow us access to their rental property. A tenant might complain about damp, in which case, the landlord would arrange an independent damp survey to determine the extent of the problem.
