A Damp Checklist for Homebuyers, Know Before You Buy!

Are you planning on purchasing a home in the London area? If so, we have a bit of advice for you- Before you buy, you need to make sure the structure is free of any damp-related issues that can escalate into untold property damage and serious health problems! It’s essential that you obtain the services of an independent damp surveyor who will carefully inspect the home to identify any damp problems before you decide to buy, so you don’t end up with a wet mess you will come to regret!

Here is a damp checklist to use during your home purchasing process:
The Cellar or Basement – This is always the first place to check for damp problems.

  • Carefully inspect the stairs, ceiling, and joists for wet or dry rot and mould growth.
  • Look for peeling or bubbling paint and discoloured walls.
  • Check the floor for cracks in the foundation.
  • Have your independent damp surveyor use their humidistat or moisture meter or to see if the humidity levels have climbed above 50%. If they have, it means there is a damp problem.
  • Is the sump pump working properly?
  • Is the floor drain flowing freely?
  • Check to see if there are any existing basement tanking systems, older homes may not have one, but they are required in newer homes.
  • If there is a tanking system in place, is it intact and functioning properly?

The Kitchen & Bathroom –

  • Look for plumbing leaks around the dishwasher, refrigerator, sinks, tubs, and showers.
  • Inspect the tiles, grout, and caulking for mould and breakage.
  • Are the kitchen and bathroom fans properly venting to the home’s exterior?
  • Look for mould growth and musty smells in the cabinets, under the sink, in the shower, and around the toilet. Mould is a serious health hazard and must be eradicated!

Floors, Ceilings, Walls, & Windows –

  • Look for heavy condensation, peeling drywall, and moisture leaks around window frames.
  • Check for heavy condensation on the walls and windows, it’s a sign that indoor humidity is high.
  • Ask your independent damp surveyor to inspect the ceilings, walls, and flooring for sagging, bowing, discolouration, and damp spots. If there’s a drop-down ceiling, lift the tiles up to inspect the cavity above for wet rot, mould, and moisture.
  • Make sure the home is properly ventilated by looking for exhaust fans and making sure they are operating properly.
  • Check for mould in closets and storage spaces.
  • Look under the carpet and behind vinyl wallpaper for mould growth.
